Abstract : Jeddah is the second largest urban centre in the Kingdom of Saudi Arabia, surrounded by a number of small settlements that fall within its sphere of influence. Jeddah provides services, jobs opportunities and other activities to those settlements. The research focuses on the problem of the urban expansion of Jeddah and its impact on the surrounding settlements in terms of physical, social, environmental and economic aspects, in addition to the relevant land speculation and land appropriates associated with the issues of urban expansion. Applying a deductive methodology, the research reviewed the literature and analyzed the collected data, maps and satellite images, using the GIS spatial analysis and remote sensing. Taking Dahban settlement as a case study, the research concluded that Jeddah will merge with Dahban settlement by 1445, and that the built up area of Jeddah will cover the whole administrative boundaries of Dahban by that date. The road network will be completed by 1478, while the residential areas will be completed by 1557.
